Key Stages of Quality Inspections – From Foundation to Finishing

Quality Inspections at key stages are indicators to whether the envisaged quality standards have been implemented at site to the expected degree or not, underscoring their importance in projects.

Introduction

How do Quality Inspections that the construction company invests in the foundation stage reap benefits during the finishing of the project? CQRA’s quality and snagging inspection done at all the residential projects of a builder across various cities in India paid rich dividends when the construction teams acted upon their advices.

“The inputs we gave to those projects in the initial stages, be it related to their specifications, methods and, their overall quality practices, we saw these getting implemented during the later stages. Thus we could comfortably say that due to the developer following CQRA’s recommendations and implementing them on site ultimately resulted in a better experience for the customer,”– CQRA Quality Expert and Inspector.

So it is clearly demonstrated that as Developers and Construction Managers, you must get your project inspected for quality control. This can either be done by having the continuous presence of quality inspectors who keep a tab on quality on a full time basis or by having inspectors who do snap checks at regular intervals. Basically, it is the progress and timely completion of the project that defines the stages where audits are to be carried out. The stages not to be missed are when new activities start on site.

Key Stages of Quality Inspection:

Foundation – An inspection is required to when the foundation starts so that the related activities like concreting, reinforcement work, and excavation are all documented.

Plinth Level – As the construction rises up to the plinth level, new activities like backfilling of the excavated soil and anti termite treatment come into the picture. It is important to document these new activities to keep a tab on their quality.

Slab Level – The slab level stage being an entirely new activity involves the recording of the slab shuttering, reinforcement and concreting including those of staircases. Although these activities begin from the foundation stage, the nature and degree of checks required at different stages differ, making these checks vital for consistency in quality control.

Columns, Beams and Shearwalls – Review of the other RCC superstructure elements is required to ensure structural integrity and adherence to the design specifications like reinforcement and concrete grades. The inspection also checks for provision and clearances for MEP services, which is an important aspect for the performance of the building services.

Shell Work – Once the RCC works are complete, the shell work begins. This includes brickwork, plastering and waterproofing works. Among these waterproofing is a crucial aspect for the building as major customer related issues are concerned with leakage and seepage issues. So at this stage too it is very important that all these checks be affected on site to prevent lapses between what is expected and what is delivered in terms of quality.

Finishings –Towards the end are finishing activities that have direct connection to the customer experience like operations of sanitary fittings, taps, doors and windows, electrical switches. Inspections should include checks on implementation of the finalized specifications documented to achieve a certain level of quality of those particular activities.

Each of these inspections at each stage covers different construction activities, checkpoints, and different processes related to those activities. Overall if these inspections are carried out at those stages, only then can quality inspectors be in a position to confirm the quality of the final product delivered to the customer.

So these quality inspections at different stages give us an idea whether what has been envisaged has been implemented and at site to the same expected degree or not. Hence quality inspections by reputed third party agencies like CQRA help you achieve superior construction quality by carrying out the inspection process with complete thoroughness, and expertise.
