Development manager Patrizia has won planning for a deep retrofit of the former Pinners Hall at 108 Old Broad Street in the City of London.
City planners have backed the revamp of the 1990s block, which is owned by long-standing partner Far East Organization. The site sits between Liverpool Street and Bank, in a hotspot of new City core development.
The redesign by architect Stiff + Trevillion adds new upper floors and a seventh-floor pavilion to the 200,000 sq ft building.
Patrizia says the revamp will increase net lettable space by around 15%. The building has already been stripped out and main construction is set to start in the first quarter of next year, with completion due by summer 2027.
A contractor has still to be appointed for the shceme. The team includes Quartz as project manager, Gardiner & Theobald as QS.
The project builds on Patrizia’s value-add track record across Europe, including recent transformations at 40 Grosvenor Place in Belgravia, 24 Endell Street in Covent Garden and The Louise in Brussels.
The group is pushing a wider brown-to-green strategy across major markets, targeting future-fit offices.
Dan Williams, head of investment management development at Patrizia, said planning consent marks an important milestone in realising the vision for 108 Old Broad Street.
